Last May 6, Signature Series by SM Residences, the premium primary residential brand of SM Prime Holdings, Inc. (SM Prime), announced that it will soon commence the transformation of Susana Heights Village.
The enhancements will be rolled out in phases starting in the third quarter of 2026 and promises to enhance everyday living and strengthen the estate’s long-term value for its residents.
These upgrades will be done im a landscape shaped by density and constant movement, especially with the growing value in communities designed to offer a sense of calm.
The first phase of the estate transformation will focus on the comprehensive redevelopment of the main clubhouse and the addition of activity hubs such as covered tennis courts, an indoor air-conditioned basketball court, a fitness gym, a social hall and a chapel.
The Susana Heights transformation also includes estate-level improvements.
Among them is an 8,000-square-meter neighborhood retail hub envisioned as the estate’s central lifestyle destination for homeowners and the surrounding community, with a supermarket, banks, a clinic, salons, dining options, a café and a multi-purpose park.
It is envisioned as a curated, pedestrian-friendly hub, it will feature a thoughtful mix of specialty dining, everyday retail, open decks, landscaped spillover spaces, and integrated pathways that will soon create a seamless retail experience that blends naturally with its surroundings and fosters community interaction.
Construction of the neighborhood retail strip is targeted to begin in the first quarter of 2027.
In the near term, the group will begin bringing this vision to life through the initial introduction of key lifestyle components, including an anchor supermarket, specialty restaurant, café, and a multi-purpose park.
“These are early elements that will activate the estate and set the tone for the future retail environment,” noted SM Residences.
There are also notable improvements already ongoing are new guardhouses along the 5-kilometer Susana Avenue spine road and uplifted landscaping along the common spaces.
Inside the 284-hectare Susana Heights estate, a completely new, premium residential development will be launched in time by Signature Series, with key estate-focused amenities likewise pipelined for introduction.
The SM Group maintains a considerable land bank within the estate which is being designed as a completely new, premium, low-density residential community.
Master-planned from the ground up, the upcoming community will feature larger residential lots ranging from 700 to 1,100 square meters at approximately 6.5 lots per hectare, complemented by a five-kilometer greenway loop and country-club-inspired amenities designed to elevate the estate’s lifestyle offering.
Meanwhile, as part of its ongoing development upgrades, enhancements to vehicular circulation are also being implemented at the estate’s main entry point.
In particular, the interchange immediately after the South Luzon Expressway (SLEX) Susana toll gate is being upgraded to help ensure a smoother and more seamless arrival experience for residents.
Aside From SLEX, the estate is also directly linked to the Muntinlupa-Cavite Expressway (MCX)—making it strategically positioned to provide convenient access to key business and lifestyle districts within and south of Metro Manila.

The Susana Heights Village has seen strong interest since its relaunch last November 2025, driven largely by its rare offering of lot-only properties ranging from 500 to 900 square meters.
This made it one of the few mature suburban communities where buyers can build custom homes within an established estate, a big opportunity for those seeking the freedom to design a home within an established, premium, low-density community in suburban Metro Manila.
“These enhancements, together with the estate’s strategic location, will make Susana Heights a more complete and compelling residential community for discerning buyers,” said Jugo.
He also mentioned the sttong performance of the portfolio, noting that they “continue to see strong interest in premium, low-density developments despite broader macroeconomic headwinds.”
